RESUMEN
Los Planes Reguladores en Chile no han logrado conciliar, dentro de los objetivos de la planificación,  la obtención de frutos a corto y mediano plazo, y con esto, atraer la inversión privada.  En el marco de la implementación de la Reforma Urbana, aparece la figura del Proyecto Urbano. Este concepto instrumental intenta gestionar eficientemente las diversas acciones normativas y de inversión pública-privada, logrando concretar la intervención urbana con repercusiones a corto, mediano y largo plazo.

El presente artículo nos sitúa ante la evolución del concepto de Proyecto Urbano en Chile, y las lógicas que lo definen. Entre otros aspectos se señalan: Las tendencias respecto a la localización en que se desarrolla; Modificaciones normativas a determinados instrumentos de planificación acordes a la escala del proyecto; y finalmente, los  procesos de la inversión pública y privada.
Dentro de este último criterio, se contemplan: a) los requisitos y procedimientos normados por las instituciones a cargo de la planificación, b) problemáticas de las metodologías de evaluación, c) etapas de evaluación tecno-económicas y d) tipos de actores privados.

ABSTRACT
Regulators Plans in Chile have not been able to reconcile, inside the objectives of the planning, the obtaining of fruits to short and medium term, and with this, to attract the private investment. In the frame of the implementation of Urban Reformation, the figure of Urban Project appears. This instrumental concept tries to negotiate the diverse normative actions and public-private investment efficiently, being able to sum up urban intervention with repercussions to short, medium and long term.

The present article locates us before the evolution of Urban Project concept in Chile, and the logics that defines it. Among other aspects pointed out: The tendencies regarding the localization in that it is developed; normative modifications to certain instruments of planning in agreement to the scale of the project; and finally, the processes of the public and private investment.
Inside this last approach, are contemplated: a) the requirements and procedures mean for the institutions in charge of the planning, b) problematic of the evaluation methodologies, c) tecno-economic evaluation stages and d) private actors' types.
